Real outcomes depend on occupancy, costs, maintenance events, market rents, taxes, and macro factors. Past performance of one project is not a predictor of another.

Liquidity risk

Allocations are committed for the term of the project. Where secondary transfer is allowed, it is subject to a counterparty being available and to the terms of the specific project agreement. Plan for the possibility that you will need to remain in the project for the full term.

Capital risk

Returns of capital depend on successful operation of the project and a successful exit. In a downside scenario, returns may be lower than projected and, in extreme cases, capital may be impaired. Only commit money you can reasonably afford to lock up and that does not compromise your overall financial stability.

Operational risk

We are the operator. Operational issues — staff turnover, supplier disputes, regulatory changes, force majeure events — can affect outcomes. We mitigate through scope agreements, reserves, and documented processes; we cannot eliminate this risk.
